We looked at a few houses around $550,000.00 and we really liked two of them.
After getting a report on them both, Paul gave us many good reasons why one of them was a much better long term buy.
He then made a written offer for us on the better house of the two and his knowledge of how to tempt the agent and the vendor
with a quick, written, firm offer and a good deposit attached, we got the better of the two houses for $45,000
less than we were willing to pay - Don't tell the agent !!!

I first saw the house I wanted with an agent advertised at $340,000. I asked Stonnington Conveyancing
to negotiate with the agent for me, but the Vendor just would not budge as she had tenants in paying her rent at the time.
Paul said it was overpriced, would not sell in a hurry, noted the expiry date of the tenancy and said we could keep working on it
and as the tenancy came closer to expiring, our bargaining power would increase. He was very persistent and very patient and
as Paul predicted, the vendor eventually cracked and Stonnington Conveyancing negotiated $317,500 -
which was even less than my very first offer six months earlier ... and a very good result and a great experience for my
First Home purchase.
