Why We're Different than other Buyer's Advocates in Melbourne.
Our approach is completely different from all other Buyers Advocates or Property Advocates Melbourne – because we are MUCH more cautious about the fact that
what you see is NOT necessarily what you get!
Two very similar houses in the same street – ONE might give joy and the OTHER may lead to years of grief and end up in a premature sale –
back on the market well before the true gains are realised …
To avoid the above scenario, we start from a very detailed legal assessment of the property BEFORE we do a physical assessment.
So far as is possible from all of the information in the Vendor Statement, and then every further bit of information we can obtain from plans,
council records, various government web-sites, etc. we rule out any hidden or legal problems – because until you do that,
you don’t really know what you are buying.
An excellent recent example had us assessing a beautifully presented, fully renovated character dwelling in Glen Iris where the Vendor had performed
considerable building work above and beyond the scope of his Building Permit including a substantial amount of very nice looking high quality decking
built right over an easement –
worst case scenario, that the Purchaser, some time after settlement, has to remove all of the illegally built decking
– thus ruining the visual presentation and functionality of the pool and surrounding area. If that situation arose, and there was significant risk
of that happening, we estimated the loss of amenity to de-value the property by approximately $100,000 and possibly more – a point that would be
completely missed by a "physical only" assessment.
The critical difference in our service as a Buyer's Advocate here is that we won’t let you buy a dud property. If we can see "legal defects" or other problems, such as obvious
restricted capital growth - or even a choice that simply does not suit your personal/family needs or goals for that purchase, we will politely
suggest that you should look at other properties.
If a particular property does not pass step 1, then there is no need to get up close and personal; with the physical stuff of step 2 –
a very different approach from all other Buyers Advocates.
There is an old saying in Property – “no-one makes or loses small money in property”. That is, the right property well bought will be a big
financial winner for you and the wrong property that you pay too much for – or simply never should have bought will lose you big money, especially
when you add stamp duty and in the worst case, re-sale costs. And of course, there is that favourite phrase in this office “opportunity cost” –
if you buy the wrong property and/or pay too much, sell it and make $100,000, but you could have bought a better property for even the same price
and made $300,000 (and these are not pie in the sky figures!), by only making $100,000 you have actually LOST $200,000.00…
We think this is actually the most important aspect to our work – to steer you towards better choices in property and simply avoid the “dud”
properties – and there are "dud" properties in ALL suburbs of Melbourne.
When we are satisfied with our legal assessment and our general assessment,
only then will we start talking very specific price and buying tactics
to try to buy you a "highly recommended" property for the lowest possible price.
Remember, most of our clients only transact a property every 5-10 years, but we live and breath property, all day, every day,
and it is all we have done for over 20 years!
