The Melbourne property market is a fickle and sensitive thing!

We are constantly astounded by how quickly the Melbourne market bounded back from the Global Financial Crisis - and various mini-scares before and after the GFC.

As the market seems to strengthen and soften sometimes on a weekly basis, one critical point that all Buyers need to realise and be ready for is that there is a very real possibility that a property you wish to buy may be passed in at an Auction.

There is a school of thought that “bidding at Auction is easy”, and whilst we believe there is great merit (and considerable skill, requiring special experience) in researching and preparing for Auction and handling Auction tactics from the auctioneer, other genuine bidders and possibly still even the outlawed “dummy bidders”), if you bid and are the highest bidder below or at the limit you are willing to pay, apart from the adrenalin, it can be easy!

However, an extremely different scenario pans out if an Auction is passed in to:-

  • You
  • Another bidder, or
  • On a Vendor bid

You are then immediately thrust, on very short notice, in to a face to face pressure situation, with an agent whose rightful job is to get as much money out of your pocket as possible. Bear in mind that agents, especially in the classic “Auction areas” of Stonnington, Boroondara and Bayside, tend to be experienced, professional and very well trained to do their job!
